Fix and flip
Distressed single-family and condominium purchases, renovated by our own crews and resold. The shortest cycle we run, and the one our construction capability matters most to.
Value-add multifamily
Duplexes and small apartment buildings bought below replacement cost, improved unit by unit so the building keeps earning through the work.
Buy and hold
Rental property acquired for income rather than resale, in the pockets of Miami-Dade and Broward where the rent-to-price relationship still makes sense.
Ground-up and major renovation
Infill lots and properties where the existing structure has outlived its usefulness, taken through permitting and construction.
Why us
Where the returns actually come from.
We buy direct, not off the MLS
Our acquisitions come from sellers contacting us. That is a different pipeline from bidding against every other buyer on a listed property, and it is where the margin actually comes from.
Construction is in-house
The renovation is not subcontracted to a stranger and marked up. Our estimates come from work we have completed, which is why our underwriting on distressed property tends to survive contact with the building.
One market, known properly
More than 20 years in Miami-Dade and Broward. We know which buildings face assessments, which blocks flood, and what a roof costs this year.
We are in the deals too
This is our own portfolio before it is anybody else’s opportunity. We are not a fund raising money to deploy into a market we do not operate in.
